Freehold dwellings (owner used)

In 2011, average costs for a freehold dwelling (owner used) – repayment/annuity and running costs, optionally costs for heating, garaged/reserved car parking place – were €286 or €3.42 per square metre of useful floor space. As part of dwellings (main residences) occupied against payment, freehold dwellings (owner used) include all dwellings (main residences) that are used under the legal title of “ownership of dwelling”. In the year-to-year difference, the decrease for freehold dwellings (owner used) was at -1.0% per dwelling or -1.1% per square metre. (Changes in percent are calculated from unrounded data of the Excel-tables.)

At €445 or €6.45 per square metre, the costs for rented dwellings (primary tenancies) were higher than the costs for freehold dwellings (owner used) (€286 or €3.42 respectively). The difference (€159 or €3.03) was higher than in 2010 with €142 or €2.78 and still significant. Two possible reasons can be cited for this annually continued phenomenon: Freehold dwellings (owner used) that have already been paid off and are only burdened financially by repair payments, for example, are playing an increasingly important role in the total quantity. Due to the given decline in the supply of subsidized new-build freehold dwellings – currently, subsidized new-build freehold dwellings (owner used) are being almost completely replaced by rented dwellings with a purchase option – buyers have to use more of their own resources when buying a dwelling, which results in lower regular payments.

Notes: On the computer-assisted questionnaire there appears a warning if statements for the costs of a dwelling in further interviews clearly diverge (8 % and more) from the statement of the former quarter. Warnings for freehold dwellings (owner used) have been added comprehending that in case of deviation of 20 % up to 50 % of the statement of the former quarter the interviewers have to ask for the levy or abolition of reserves for repairs. In case of higher deviations they have to ask if repayments of loan have incurred or ceased (instructing that only repayments being directly remunerated to the property management should be included). These incidents were essential for middle-term quality assurance.
